Indianapolis is a straight run west on I-70 and, like Columbus, a city that exists commercially because of where it sits on a map. Four interstates converge on it and the 3PL density is extraordinary — the warehouse belts through Plainfield, Whitestown and Greenwood turn over pallets at a rate few regions match.
That density cuts both ways for buyers. Supply is deep and competition keeps pricing honest. But 3PL contracts churn, and when a contract moves, a pallet fleet gets orphaned. A meaningful share of our Indiana core volume arrives exactly that way, in batches, when a site changes hands.
Northern Indiana is a different market again: steel around Gary and Burns Harbor, and the RV corridor around Elkhart, which consumes long, heavy-deck platforms that have almost nothing in common with grocery stock.
