Pennsylvania, in freight terms.
Pennsylvania is two very different markets. Western Pennsylvania, which we reach on our own trailers biweekly on I-70 to I-79, is metals, energy services and a fast-growing warehouse cluster along I-79 north toward Cranberry. The terrain makes the run slower than the mileage suggests and we price it that way rather than pretending it is a two-hour lane.
Eastern Pennsylvania is a different animal entirely. The Lehigh Valley and the I-81 corridor through Harrisburg and Scranton hold one of the densest concentrations of new distribution space built anywhere in the last decade, serving the New York and Philadelphia populations without paying their land prices. Pallet turnover there is enormous and local supply is correspondingly deep.
Energy services work in the Marcellus generates a specific kind of demand: heavy, concentrated loads landing on rough sites, closer in profile to construction supply than to distribution. Those want heavy-deck expendable stock rather than Grade A, and buying up a grade there is money spent on structural margin nobody will use.
